Central Processing Center (CPC), Ludhiana


The Central Processing Center (CPC) is located in Ladhowal, Ludhiana. It is situated on the National Highway Bypass connecting NH 1 with NH 95, about 10 kms from Jalandhar Bypass in Ludhiana. It is well connected by road with all major cities of north India, including Delhi.

The park is surrounded by world class national and international research institutes viz. Directorate of Maize Research Institute, Borlaug Institute of South East Asia for wheat, Forest Research Institute, Punjab Agricultural University and Shri Guru Angad Dev Veterinary University.

In addition, Ludhiana is the heart of Punjab and all major agriculture production centres are within the range of 200 kms radius. This ensures abundant and sustainable availability of food grains, fruits and vegetable for the Food Processing Units. The city also has three world class logistic parks, an airport and railway junction.

The available facilities at CPC can be divided into following:

(A) Plotted Area & MSME Sheds

(B) Core Processing Infrastructure

(C) Basic Enabling Infrastructure

(D) Non Core Infrastructure

(A) Plotted Area and MSME Sheds

Plotted Area:

  • Out of 100 acres, 54 acres have been designated as industrial plots for Food Processing entrepreneurs. The size of plots vary from 750 sq. yds to 6000 sq. yds. Two or more plots can be clubbed as per the requirement of industry.
  • The current price of plots is Rs. 4400.00 per sq. yd. and they are being leased for a period of 99 years.
  • Plots have easy access to water pipeline, effluent pipeline and power supply line. In addition, investors can use all the infrastructure facilities at nominal charges.

MSME sheds:

  • In addition to industrial plots, PAIC has also developed 10 MSME sheds for micro, small and medium enterprises based on plug and play facility. The size of sheds varies from 2100 sq. ft. to 2775 sq.ft. 
  • The current price of MSME sheds is Rs. 10.15 per sq.ft. and they are being leased for a maximum period of 16 years. 

(B) Core Processing Infrastructure

Core processing infrastructures are the facilities which investors in the Food Park can use at nominal charges. The key facilities are as follows:

  • Dry Warehouse: 10,000 MTs storage capacity, divided into five chambers each of 2000 MTs capacity. The current lease rent of Dry Warehouse is Rs. 11.00 per sq.ft./month.

  • Steel Silos: 10,000 MTs storage capacity, consisting of two bins each with capacity of 5,000 MTs. 
  • Cold & Frozen Stores:  Ammonia based cold stores with a capacity of 4400 MTs, consisting of four stores each of 1100 MTs capacity with positive temperature. 1100 MTs of capacity of ammonia based frozen store is further divided into four chambers each of 250 MTs capacity with negative temperature.

  • Blast Freezers: Two blast freezers each of 5 tonnes capacity.
  • Ready-to-Eat Processing Line: Dedicated ready-to-eat processing line connected with blast freezers is being planned.


(C) Basic Enabling Infrastructure

Supporting the core processing infrastructure is the following basic enabling infrastructure:

  • Road Network: 60 feet & 40 feet wide internal road network with 2.4 metres footpath on both side.
  • 66 KVA Electric Sub-station & Internal Distribution System: To provide easy and interrupted power supply to Mega Food Park and investors.
  • Street Lighting: 9 metre high street lighting has been installed on the either side of road to provide illumination.
  • Common Effluent Treatment Plant (CETP): CETP with 2 MLD capacity based on MBBR technology has been set up to treat the effluent discharged by the industry.



  • Sewerage system: Sewer pipelines varying from 300 mm to 600 mm diameter are connected with each plot.
  • Storm water drainage system: There is rectangular brick drain on the either side of the road.
  • Water Supply system: Water supply lines are connected to each plot which are backed by an Overhead Water Storage Tank of 5 lakh litres capacity to ensure 24×7 interrupted water supply.
  • Solid Waste Management System: Solid waste plant of 10 tonnes expandable to 20 tonnes is being installed. Solid waste will be collected from premises of each plot and treated in the plant to produce manure and methane gas.
  • Weighbridge: Duly standardized weighbridge with 100 MTs capacity.
  • Boundary Wall: Compound wall of hollow bricks of 6 ft. height surrounds the Food Park.
  • Security System: Round the clock centralized security system.
  • WiFi Network: Installation of high speed WiFi network is being planned.


(D) Non Core Infrastructure

In addition, non-core infrastructure comprises of the following components:

  • Food Testing Laboratory: Modern Food Testing Laboratory accredited with NABL is being set up.
  • Administrative Block: It houses Conference Hall, Office Spaces and Canteen for investors. A designated place has been earmarked, which will be leased out to a Scheduled Bank.


  • Primary Health Center & Creche: For health check-up of employees and workers.

  • Dormitories: There are six dormitories each of approx. 1000 sq.ft. area with common mess and toilet facility to house skilled/semi skilled employees or O&M contractors of industry. One dormitory can house 6 people and the current rent of one dormitory is Rs.13500.00 per month.
